Choose Your Path: Vacant Land, Replacement, or ADU
These are three different processes with different costs and timelines. Which one fits you changes everything downstream.
Vacant Land
More control over location and lot size, but you're starting from zero β new septic/well, utility runs, driveway. Site work often runs $30k to $100k+ depending on soil quality, access to utilities, grade, trees, and other factors.
Replacing an Existing Manufactured Home
Utilities, septic, driveway, and often the pad are already there β usually faster and cheaper. But you inherit the existing setup's condition and limits (older septic systems, tighter setbacks, sometimes a smaller allowed footprint).
ADU (Accessory Dwelling Unit)
Placing a manufactured home as an ADU on a lot with an existing house has its own permitting path, size limits, and rules that vary by county and inside city limits vs. unincorporated land. Worth checking early β it can be faster, but not always allowed.
Get Realistic on Site Costs β Before You Buy
This is the single most underestimated line item in the whole process. Grading, pad, utility hookups, and driveway add up fast. We work with contractors who can quote this early, before you're locked into a parcel or a replacement plan.
Permitting
Permitting is not something we handle β it's issued by your local county and/or city, and it's a step you'll want to take seriously early on. Here's how to approach it:
- Start with your site-prep contractor. Many contractors who handle grading, pad work, and utility hookups also pull permits as part of their job β ask up front whether yours does.
- If not, go straight to your county and/or city planning department. Requirements differ depending on your path (vacant land, replacement, or ADU) and by jurisdiction, so they're the best source for what applies to your specific property.
- Start this early. Manufactured homes cannot be shipped or set without permits already in hand β the sooner this is moving, the less likely it holds up your timeline.
